New Vernets district

Born from one of Geneva's biggest urban transformations, the Quai Vernets project (former Vernets barracks) aims to create a vibrant, sustainable neighborhood open to all, integrating a diversity of local activities.

To strengthen social cohesion and revitalize public spaces, 20 commercial arcades ranging from 30 to 269 m² are being made available to project leaders in six business sectors between 2026 and 2027. Of these 20 arcades, 7 are still available!

Three Restaurant arcades are available. Each arcade has a different advertisement.

Arcade B5

Arcade B5 is located in block B. Its entrance opens directly onto Rue Hans Wilsdorf, the future Esplanade des Vernets, which will be redesigned to promote active transportation and green spaces, as well as onto the Arve riverbank greenway, a revitalized and tree-lined pedestrian and cycle path. It will benefit from an ideal location thanks to its corner position and proximity to several high-quality outdoor spaces.

It has 245m2 of usable floor space.

The rent price per m² of usable floor area per year is CHF 300.

Storage units of various sizes will be available for rent in the buildings adjacent to this arcade. Further information will be provided upon request.

The arcade benefits from ventilation allowing for hot food service (oven, hot plates, etc.).

The possibility of installing a temporary or permanent terrace is not yet guaranteed due to noise restrictions in the neighborhood. Steps are being taken to negotiate this possibility. However, we remain optimistic.

There is only one emergency exit. The maximum capacity of the room is therefore 50 people.

This arcade is adjacent to an “Arts, culture & leisure” arcade of 164m2 (see arcade B4.2 Call for projects “Arts, culture & leisure”).

Delivery of the arcades:

Expected availability: Last quarter of 2027. Delivery varies depending on the arcade. Please refer to the call for projects.

How to apply?

Applications should be sent by email to arcades@cogerim-vernets.ch by 20 January 2026 at 11pm.

The application procedures can be found in point 5 of the calls for projects below.

Given the short application deadline, a simplified application is possible. It must include at least:

  • Cover letter:
    • Explain the correlations between the planned activity and the vision for the neighborhood (see page 3 of the call for projects);
    • Mention any potential synergies with other arcades.
  • Application file:
    • Operational summary: description of the activity, prices charged, objectives, market analysis;
    • Income statement and balance sheet for the last two financial years (if available);
    • Any specific needs in terms of layout;
    • Any element that helps to clarify the activity: plan, photograph, reference, etc.
    • Description of the team and CV of the activity leaders.

In addition, we will need the following documents at a later stage:

  • Business model (business model canvas);
  • Income statement and balance sheet for the last two financial years (if available);
  • Projected budget and/or business plan for 2-3 years;
  • Investment plan.
